If Not Required, Why Get A Survey?

Buyers…it would be a wise to make any offer to purchase subject to a current survey, or at least a final survey dated 2005 or more recent. Here’s why.

The state of GA implemented a new stream buffer restriction in 2005 which extended the 25′ buffer from the edge of the bank (on both sides of the waterway) to 75′.

Existing structures may be grandfathered if they encroach on the new 75′ buffer, but very unlikely to gain approval for new improvements that extend into the protected area.

Discovering that a property is subject to the 2005 stream buffer restrictions after the purchase will have an extreme negative impact on future property value.

Buyers beware!
