Sellers, be cautious about hiring an agent solely because they have a “team” or a whole staff to handle every facet of the transaction.
I see agent marketing touting this as benefit to the seller and a major reason to choose him/her to list the house.
The downside to the “benefit” is accuracy, hand-off processes and communication in general. Seldom does a week go by that I don’t see listing errors, and I don’t mean typos, but significant mistakes that can result in no sale, more time on market or less money at closing.
Already this week I’ve encountered two.
If agents searching for property on behalf of their client can’t find the listing then it is probably one less the buyer will see.
