Waiting For Spring To List Your Home?

It seems that more and more people living in East Cobb’s Walton High School area (including metro Atlanta) are familiar with the local seasonal trends. This graph shows the number of listings by bedroom count to illustrate the point.

Activity and prices fall starting in the late summer and then begin to increase in the spring and early summer. It would seem to make sense initially to wait until peak season to sell. But along with the good comes the bad, and the bad in this instance is that the neighbors share this line of thinking. As with investing it sometimes makes sense to be a contrarian…to sell when others are sitting on the sidelines.

Here are numbers to help bring that general knowledge into perspective.

Not only is there more inventory (competition) in the peak season but it is also important to keep in mind that only a portion of those wanting to sell will be successful. The following chart shows the percentage of sales compared to the number of listings.

If you are thinking about selling then January – March might be a good time to be the early bird that gets the worm (buyer).
