Who To Choose?

How to choose the right agent to sell your home? It’s not easy if you take the decision seriously. When can contacting just one agent be considered a best effort?

The National Association of Realtors (NAR) endeavors to provide insight into this topic via their annual surveys which report fairly consistent answers to: “How did you find your agent? How many agents were contacted before selecting one? What was the most important factor in choosing an agent?”

How did you find your agent? Over 60% of responses were either:

  • Referred by (or is) friend, neighbor, relative
  • Used agent previously

How many agents were contacted before selecting one?

  • Almost 3 out of 4 sellers contacted a single agent

What was the most important factor in choosing an agent? About 80% of the answers fall into one of these categories:

  • Reputation
  • Honest and trustworthy
  • Knowledge of the neighborhood
  • Friend or family member

The following MGR statements were not established in 2012 to fill these gaps. Instead, the NAR reports confirm the value in what we do.

  • Mission – Raise seller awareness that more can be done to ensure and enhance the outcome.
  • Goal – A passionate, singular commitment to provide an environment that gives the seller the best opportunity to net at closing, in less time.

Miller Group Realty may be best positioned (although less known) to assist Walton High School homeowners of higher value property in the East Side, Mount Bethel, Sope Creek and Timber Ridge Elementary Schools.

Less known because so much attention surrounds transactional data. The marketing suggests that the “right” agent must be the one who has the:

  • most unit or dollar sales volume in a county, ZIP, school, neighborhood, etc.
  • biggest team
  • top ranking for their brokerage office
  • most years living in an area
  • best reviews, etc.

MGR will not appear in these rankings, by design, as expressed in our vision statement, as we are focused on the most important seller objectives (to net more in less time) and not the tally of our transactions. We are purposeful in our business to work with fewer clients as hyperlocal Realtors because WHAT we do and WHY takes more time to plan and execute the sale in a manner that leaves little to chance in creating the most favorable environment to generate more showings, more offers sooner, simultaneous offers, higher and better offers, backup offers and backup contract(s), and to retain the contract value through the day of closing.

Identifying an agent who has an impeccable reputation and is honest, trustworthy, and knowledgeable should be the minimum standard upon which to dive deep into ones plan to help you net more at closing in less time.
